Grosvenor Park III is a high-rise condominium in North Bethesda, just outside the Beltway and across from a Metro station, with many of its systems renovated in the last decade.

Its 55-year-old sanitary drain piping was reaching the end of its useful life. By 2018 backups were becoming more frequent and the pipes more brittle and harder to repair, and the building’s chief engineer of more than 30 years told the board it was time to renovate the system.

Strategic Approach

  1. 01

    Engineering evaluation

In 2018 the board hired an engineering consultant to evaluate the system, then invited Dynamic Drain for a site visit and board presentation.

  2. 02

    Pilot

In March 2019 one kitchen and one bathroom riser were CIPP lined as a pilot.

  3. 03

    Phased program

The board chose to complete the riser rehabilitation in phases over several years, tackling the worst pipes first.

  1. 01Evaluation studyThe system is mapped, inspected by camera, and every section is condition-graded.
  2. 02Prioritized findingsGrades are weighted by system risk and turned into a plan, most critical sections first.
  3. 03RehabilitationTrenchless CIPP lining of the sections that matter most, without full pipe replacement. Access requirements are confirmed during the evaluation.
