Nobody budgets for a pipe failure. But if you manage a condominium, apartment community, university residence hall, or commercial facility built before 1990, your drain and water lines are aging in the walls right now, and the question is not whether you will deal with them but how. These are the twelve questions building owners and property managers ask us most, answered plainly.
What is CIPP pipe lining?
CIPP (cured-in-place pipe) lining rehabilitates a damaged pipe from the inside by installing a resin-saturated liner that hardens into a new structural pipe within the old one, with no demolition of walls, floors, or landscaping. The pipe is cleaned, inspected by camera, lined, cured, and returned to service. Dynamic Drain Technologies has used this method in 286 buildings and facilities from Maine to Florida, including high-rise condominiums, hospitals, universities, and federal facilities.
How much does pipe lining cost in a large building?
For multifamily and commercial buildings, lining typically runs $80 to $250 per linear foot depending on pipe diameter, access, and how much pipe cleaning the line needs. The honest answer is that nobody can quote a building without seeing the pipes, which is why the real first step is a sewer camera assessment, not a bid. What we can say from our project history: lining an occupied building consistently costs a fraction of what a repipe costs once you include the demolition, drywall, paint, flooring, resident displacement, and schedule risk a repipe carries.
Is pipe lining cheaper than replacing the pipes?
In an occupied building, almost always, and the gap is bigger than the per-foot numbers suggest. A repipe in an occupied high-rise means opening walls and ceilings in every tier of units, relocating residents, and months of construction. Lining works through existing access points. The comparison that matters is not pipe cost vs pipe cost, it is total project cost including restoration and disruption. Ask any contractor bidding a repipe to include restoration line items, then compare again.
How long does CIPP lining last?
Independent testing and industry standards rate properly installed CIPP liners for a 50-year design life. The liner is a structural pipe, not a coating. It does not rely on the host pipe for strength, which is why lining works even on badly deteriorated cast iron.
Can you line pipes while the building is occupied?
Yes. Occupied-building work is most of what we do. Residents keep living in their units; water service interruptions are scheduled in short windows, announced in advance, and coordinated with management. We have lined risers and drain stacks in fully occupied condominiums and university residence halls, and coordinating around residents is a core part of the job, not an add-on.
How do I know if my building’s pipes need lining?
You find out with a camera inspection before pipes fail, not after. Warning signs that justify an assessment: recurring backups in the same stack, slow drains on multiple floors, sewer odor, a history of pinhole leaks in copper, or cast iron original to a pre-1990 building. In our evaluation studies, the camera tells the building exactly what condition its lines are in and which ones actually need rehabilitation. Roughly 27% of the buildings we evaluate proceed to lining work, which also means the assessment frequently proves a building needs less work than feared.
What is a sewer camera inspection for a building, and what does it cost?
A building-scale evaluation (sometimes called an SSES, a sanitary sewer evaluation study) maps and video-inspects the drain system so decisions are based on evidence instead of guesswork. Unlike a plumber’s one-drain camera pass, a building evaluation documents every accessible line, grades the defects, and produces a report your board, your engineer, and your reserve study can act on. Cost depends on building size and access; contact us for a customized proposal tailored to your facility’s layout.
Can our reserve study or insurance cover pipe lining?
Pipe rehabilitation is exactly the kind of capital item reserve studies exist to fund, and an evaluation report gives the reserve study real data instead of an age-based guess. Insurance generally covers sudden damage, not gradual deterioration, so waiting for a failure does not transfer the cost, it adds emergency premiums to it. Boards that fund an evaluation now are usually protecting themselves from a special assessment later.
What kinds of pipes can be lined?
Cast iron, clay, PVC, and copper drain systems; **vertical stacks and risers**; underground laterals; storm lines; and small-diameter lines down to **2 inches**. We also rehabilitate domestic water piping, which is a separate service line most trenchless companies do not offer. Fountain and specialty systems too: the National Park Service had us rehabilitate 2,000 feet of water fountain lines on Theodore Roosevelt Island without disturbing a 91-acre nature preserve.
How long does the pipe lining work take?
A typical stack or riser is lined and back in service within a day; a building-wide program is phased so only a small part of the system is offline at any time. The camera assessment sets the schedule honestly before work begins.
Is the lining process safe for residents?
Yes, with proper controls. Modern resins and controlled curing keep the work safe for occupied buildings; odor management and ventilation are part of our standard procedure, and we notify residents about what to expect on lining days. If a contractor cannot explain their odor and containment plan, keep interviewing contractors.
Who does trenchless pipe lining near me?
Dynamic Drain Technologies works from Maine to Florida, with teams based in Alexandria, Virginia and St. Petersburg, Florida. Most of our 286 completed buildings are in Washington DC, Maryland, Northern Virginia, Hampton Roads, greater Boston, and Florida, and we regularly mobilize to Richmond, Charlotte, Atlanta, and Baltimore.
Have more questions?
The only question that matters is the one about your building, and a camera assessment answers it with evidence. Request a pipe condition assessment and our team will show you exactly what is in your walls and under your slab, what needs attention now, what can wait, and what it will cost either way.
